I just purchased the NY forms yesterday evening so I cannot provide feedback on the forms themselves, but I will say there is room for improvement in their marketing.

I was on the fence for a while because the image on the forms page shows what appears to be a single page lease. Yesterday I saw a Facebook ad where it stated it is an 11 page document (not mentioned on the /forms/ny page) so I decided to give it a shot. When I went to buy I couldn't find the page anywhere...BP dashboard, store, menus, BP search, and Google all turned up nothing. I eventually had go back to my FB app multiple times until I received another ad with the link. So my suggestion would be to improve accessibility and details given on the page to promote the forms.

Also, the FB ad mentioned BP will be updating the documents once a year to keep up to date on the state laws. It does not mention whether or not those who purchased the forms would be given the new version or if they would need to be purchased again?

Here's a couple meetups to check out. I've only attended one of the Real Investing meetings myself and it was very informative, though focused on flipping (I'm working on buy & hold). I hope to attend more local meetings after the holidays.

@Thomas Poloncarz Jr Did you check out WNYREI? If so would you recommend it?

There's a couple local groups on Meetup.com. I've attended one "Real Investing Network" meeting which I enjoyed. They seem to focus on flipping.

There's also a Cash Flow Game & Recovery group that holds meetings on Harlem near the airport. I hope to attend one of their game nights one of these days.

48k!? wow...For that price I'd consider doing it myself unless there's some law requiring professional cleaning.
I just closed on a 6 unit two weeks ago. The property is about 30m away and I'm struggling with the same concern. I've instructed the tenants to mail payments for now, but would like to find a more convenient long term solution. The previous owner had payments deposited directly into their account. That arrangement seemed odd to me and I'm suprised others here do the same. Is this widely used? What are the pros/cons you've experienced? Is it worth the hassle of another bank account for this purpose?

I'm no attorney, and time will tell if it was a good decision, but I'm in the process of forming my own LLC in NY. LLC University on YouTube has step-by-step instructions that are easy to follow.
