@Pat Heidingsfelder Yeah, I was just driving out HWY 98 this morning and it blows my mind how fast that corridor has developed. I'm only 35 but I remember driving into Hattiesburg on HWY 98 when it was still a 2 lane highway and Hattiesburg didn't start until you crossed I-59 into Forrest County. I'm a bit slow to come around to change but where there is change, there is opportunity.
@Timothy Stieffel It's refreshing to see a Bulldog that can see past his maroon colored glasses to spot a wonderful place to live, work and play regardless of what school is there. Teasing aside, I'm very early into this process as well but an advantage is already having some "family" properties that just need TLC to get market ready and rented. I'm hoping to learn a lot through these challenges and parlay that into future success.
Also, if anybody is ever in the Hattiesburg area and wants to grab coffee let me know!

Welcome Timothy, I'm a new member as well. Being an alum and former resident of Oxford I'd say you've chosen one of the best places for real estate growth in the state. That town has changed rapidly over the last 2 decades and shows no sign of slowing down. As a low level booster and high level fan, I can see myself investing in that market sometime in the future as well, potentially for my young children if they choose to attend there as well and as a possible 2nd/Retirement home for my wife and I.
We're beginning to invest in single family buy and hold properties in the Lamar County area of the Hattiesburg market, with an eye toward multi-family units in the future. Currently, I have 3 deals going:
1) A gut job remodel turning a 1500 SF 3/1 farmhouse into a 3/2 rental with either a carport or garage.
2) A house hacking (my family's current residence) remodel of a 1700 SF ranch style 3/2 into an open floor plan.
3) A mobile home (currently shopping for a deal) rental on an empty lot with a septic tank and electricity already available.
