@Greg Ranjitsingh Hi Greg, welcome to BP, and the fun, sometimes overwhelming, but often rewarding world of REI. I'm in the Central PA area - 20 mins west of Harrisburg if you ever want to explore that area or chat.
I would maybe focus on the 1 or 2 strategies that align with your strengths and keep exploring them. Grow your skills in analyzing deals and continue networking. Line up everything so you are prepared to act when the deal(s) are there.

@Crystal Thomas hi Crystal, have you explored any other methods other than a traditional bank mortgage? I don't know all your specifics but 1 or more of these might be worth looking into:
- Private money (https://www.biggerpockets.com/blog/find-private-money-lenders)
- funding/investing platform like Groundfloor (https://groundfloor.us/)
- Credit Union that might do portfolio lending (https://www.fool.com/millionacres/amp/real-estate-financing/portfolio-loans/portfolio-loan-pros-and-cons/)

@Zachary Dorff Hi Zachary, reading through this post it looks like you have a solid understanding of REI strategies. In your research and learning what has gotten you the most excited? What are your ultimate goals? Do you want to be more hands on [find, analyze and manage], utilize a turnkey company approach, something else? What are your strengths?
From your info, you have a lot of positives to start from. If I were in your position trying to decide on my initial entry I'd probably sit down with a piece of paper and do the old pro/con list then develop what a simple plan could be for the top strategies that rose to the top and matched your goals/skills.
