@Kim Meredith Hampton thank you! The contractor has not done any work and the only time anyone was in the property was when I took a painter by to look at the job. At that time she left one of the keys to the property for me. I think she is using the “locks changed” excuse as a delay tactic. Also it doesn’t make sense that when she realized the couldn’t get in why she didn’t call me. She had rented a truck and everything. She waited until two days later (actual move out day) to tell me.

@Jeff Copeland thanks for suggestions and option. I’m going to look into each of those. Unfortunately she is also behind on this months rent so she has an outstanding balance that exceeds the security deposit. Everything is definitely being documented though. At what point do I remove her items instead of charging her by the day? My worry is she doesn’t remove her stuff, she doesn’t respond at all, then doesn’t pay the overdue amount.

Hello,

My current tenant is in the process of moving out. She gave 30 days notice and was supposed to move out fully on 8/18. She had begun moving out and was not living in the property since 8/12 but still had lots of things in the unit. I had accessed the property a a few days prior to her move out day to get some pictures and prepare for tenant turnover. On the day of move out, Thursday 8/18, she texted me at 5:30am to tell me she had tried access the property on 8/16 to move all of her stuff but couldn’t because the locks had been changed. I have never changed the locks and the key she has still works to my knowledge. She has not moved all the way out yet and the bigger issue is that she is not answering when I try to contact her by phone or text. I am charging her now a prorated rent by the day but I’m not sure what next steps I should take. This has delayed all my contractors to get the property turned over. Any advice on how best to handle this situation?

@Dena Puliatti @Percy N. thanks! Y’all make very good points. The home looks fine but definitely needs some deep cleaning and small cosmetic work. But she’s in the middle of moving out now so the home is messy so I plan to wait. I’m lining up cleanings and stuff now. Thanks for your input.

@Nathan G. This is great info and thank you for commenting. I’m definitely learning my lessons here. I’m doing an inspection today. She only gave me 30 days notice before she was leaving and she was on a month to month lease. It should give me enough time though to line things up to have someone in there asap. I really appreciate your insight.

@Sergey A. Petrov it needs some cosmetic repairs but I am doing an inspection today so I will have a better idea. She is difficult to deal with in terms of scheduling stuff but im sure we can work out showing it if need be.

Hey guys,

I have a tenant moving out in the middle of this month. I personally manage the property (a 2/2 condo) and she’s been in the property for 3 years with no major issues and has taken decent care of it. Im sure there will be some cosmetic repairs needed. I’ve started to market the property online and phone screen tenants. Should I hold off showing the property to potential tenants until I get her all the way moved out and I can do those repairs to make the property look it’s best?

Any suggestions on how best to handle this or advice from your previous experiences?
