Any other new investors looking around OKC?  Just looking to make a few friends who are in the same boat.

@Nicholas L. Right, but one could get a good idea of what it would rent for and the ARV based on other comps around the market.

Even if you have to do deeper math on a BRRRR you'd still have to know upfront if the final number would fit the 1% rule.

@Mark H. Porter it matters to see if the deal makes sense....I don't follow your logic.

This is probably a dumb question, but just wanted to clarify my thinking.

Say for instance I have a property with the following data:

Purchase Price: $50k

Rehab: $20k

All In Total: $70k

ARV: $100k

Monthly rent: $750

Money left in the deal after 70% refi: $0

When calculating the 1% rule, should I be doing that on the ARV or the All In Total? Am I missing something else here?
