Hey BP, 

I purchased my first house in Brookside in October 2021 for $390k and it has appraised for $408k. The house is dated so I'm considering doing a full remodel using the BRRRR method and the location is great (.5mi from Loose Park). I have 3 bids from reputable contractors in the area and they average out to $120k for the entire project. Currently, my house is 1,700 sq ft, 3 BR, 1.5 BA, and has a den/office space. My plans entail turning the den/office space into a BR then re-working the floor plan upstairs to create a beautiful master en suite. Full remodel of the current full and .5 bath then completely opening up the kitchen/dining area for a full remodel. This would turn into 4 BR and 2.5 BA and remain 1,700 sq ft.


I'm working through financing options at the moment and could use another's subjective opinion as it pertains to comps in the area...I've looked at several and have a good idea but would really appreciate connecting with someone who is a KC local and wouldn't mind connecting!
