Looking at traditional financing for a 30-year. In this case, 700k purchase price and would put 280k or 40% down to release some of the burden of high rates. On the other hand, considering purchasing as a primary residence, using FHA for 3.5% down, and saving cash. All speculative, but food for thought.
Have done DSCR calculation but will do one for more info.

Hello all, I am newer to the BP community and recently just kicked off my journey as a real estate agent in SW Montana. I have always been interested in real estate investing and want to get into my first deal and get some first-hand experience to relay to clients.
Long story short, looking at a Fourplex that would provide around a 5% COC return in my area given my financials/situation (Gallatin County). Is this a good starting point? Property needs some fixing, but I think has potential (especially in our highly inflated housing market). Thoughts??
