@Irakli Khakhviashvili Get set up with a personalized MLS Home Search by a Realtor you trust. Zillow and other RE websites all pull their information from the MLS but only show you what they think you like and favor sponsored properties. First thing is to find a realtor you like to work with he or she should have a lot of experience with the type of properties you like they set up MLS home search show you the homes and can advise you about risk pricing and guide you true the transaction. You're buy-side agent is mostly paid out of the transaction true the MLS paid BY THE SELLER

Don’t judge a book by its cover. A new home may look flawless to the naked eye, but out of my experience working for a builder I would recommend a framing or “pre-drywall/sheetrock”  inspection. The inspector can make sure that the beams, posts, studs, and other structural components are installed right. They can check things like the wiring, plumbing, window flashing, and other issues that will later be hidden behind walls. Your builder can repair them before going further with the project if any problems show up. The same inspector goes to the final inspection making sure all findings of the previous inspection was taken care of.

Rent prices are on the rise again in Charlotte MSA, especially in the uptown area for apartments and townhomes. People are choosing to move to Mooresville, Huntersville, Rock Hill, and points further to pay lower prices in rent. In the past two years of investors buying SFH there, we have a high inventory in Rental SFH. More individuals are in need of low-income housing that almost not exists in CLT; I get more and more rent applications from people who like to move in with friends to share rent costs.

The average monthly lease price is up by + 8.2% by $1,989 in the Charlotte Region and up +10.9 % in Charlotte MSA $1,802 $1,997 +10.9%.

With spring coming, we have more buyer demand, and I have seen multiple offer situations first time in six months. 

New Listings were down in the Charlotte region by 18.3 percent to 3,417. Pending Sales decreased 8.3 percent to 3,851. Inventory grew 70.5 percent to 4,717. Prices moved lower as Median Sales Price was down 1.9 percent to $353,550. Months Supply of Homes for Sale was up 100.0 percent to 1.2. (what is still low) indicating that supply increased relative to demand. With buyer demand down from peak levels, home price growth has slowed nationwide, although prices remain up from a year ago.  Sellers have been increasingly cutting prices and offering sales incentives to attract buyers, who have continued to struggle with affordability challenges.

For most people to build wealth, there is only one option Real Estate. For example, I helped a BP member buy a living flip this January taking advantage of the market shift. The home was appraised at 100K above the offer, and with the right upgrades in the next 24 months, this will sell for a nice profit. You can finance something like that with just 3.5% down and finance the renovations with a home-style loan.

The average American home now has 2.93 TV sets per household; why would you rent one without a TV? For example, if you prefer to sleep on the floor would you consider renting out an STR without a bed?

@Jayleen Soto to start with big-name brands doesn't matter you never going to sell more or less because you work with XYZ Realty. Important are the people you work with and mentorship, education most important leads! If you start without leads it can take up to a year to a deal. I had a home under contract in the first week I started. This was of course only possible with top-notch education from the brokerage I started with and the leads they provided. Commission splits are not really important when you start to get the first 10 to 20 deals experience; you can change anytime afterward brokerages. Good luck on your exam

Buying a property without funds or funding and the sole purpose of making money on the transaction is practicing real estate without a license! Wholesaling is legit when done right. This would be illegal in most states.

I love all those comments; all you need is Zillow & $1000 bucks finding deals on Craigslist. Having MLS access is one part of your tools and a no-brainer for all professionals.
