Hello everyone! I'm a recent graduate that's been saving up since the start of my first year of employment for my first rental property. For the past six months, i've been studying and really immersing myself with real estate investing. My goal is to replace my income within ten years from the cash flow from the rental properties I'll be buying. 

I'm currently located in Ashburn, VA but my market is not suitable for investing as the median house price $442,485. Therefore, I'm looking to invest out of state and possibly through turn-key companies. My niche is single family/townhouses to start, with a strategy to buy and hold for the long term. The property class I'll be focusing on is in the B range, which will allow me to see some cash flow with the opportunity for appreciation (certainly not speculating but at the same time, my focus is not to invest in homes that are strictly cash flow plays). I have a great deal of knowledge about my market if anyone was in fact interested and had the capital to invest that I can certainly share, as I'd love to network with those that reside in VA and those that do invest out of state.
