This leaves the Airbnb host with less risk. One thing to keep in mind is that if people are coming in and out there is going to need to be more repairs. Or if a renter decides to throw a party it is damaging your property.

Option 1: Find a good long-term renter

Option 2: Let that person sublease it but raise the rent to cover possible damages and I would make sure they have insurance. Also, it wouldn't be a bad idea to put in the lease damages caused by renters and the subleasers' responsibility to fix. 

Option 3: Put it on Airbnb yourself. Depending on the home and location short-term rentals can make a lot of money and have great tax right-offs. If you have the time to manage it, it may be worth just doing it yourself.

 Thank you for the insight. After attempting to do Option 2 at a higher rent rate that the individual wouldn’t agree to something that I felt was reasonable, I’m going with Option 1!

STR's in SLC are technically banned. However the state does not allow Airbnb listings on their website to be sufficient "proof" of an STR. However if you look in SLC there are hundreds of airbnbs. I have only heard of the city enforcing if their is a neighborhood complaint or major parking issue.

Logan thanks for that insight I’ll definitely keep that in mind if I go through with this!

John thank you for the response, I will most definitely make that offer and see what they say. If they walk away I have no problem getting the property rented at market rent.

Good morning, currently marketing for a new tenant and received interest in having the unit subleased as an Airbnb. Has anybody seen this before in the SLC area? Pros and cons? Is it legal? Thanks in advance. The unit is 1/2 of a duplex that is owner occupied in the other unit.

The actual city of North Salt Lake on Main and Center St. So a bit north of Beck St.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in North Salt Lake.

Purchase price: $566,624

House hacking a duplex in N Salt Lake. This is my first rental property so looking to learn as much as possible.

How did you find this deal and how did you negotiate it?

Found this deal through the MLS, it was an extremely hot market this summer in Utah so I put $10K down in earnest money and $25K over the listing price. With multiple offers rolling in, I needed to make a attractive offer to get considered for this property.

How did you finance this deal?

Through the VA loan.

How did you add value to the deal?

House hacking this deal and looking for a roommate to cut my living expenses even more. Bottom unit is a 3bd, 1ba that has recently been updated with a current tenant. I’m making cosmetic upgrades to the top unit.
