Ned, I'm working on a deal and the only thing was holding me back is the estimate on the county appraisal, I wasn't sure but now  I'm going to proceed with it, I'm grateful that I can find people with knowledge in the web to help me in my real estate investment, Thanks!.

Hi everyone!, what does it mean when the county property appraisal has $0 improvement on a property on their website? even though there's a house on the lot but the house been vacant for a while/abandoned, does it effect the ARV for the house if someone bought it to flip it since they have $0 improvement value for the house?
