Post: Houston Construction Price per Sqft

I would like to get just some general numbers on construction costs per square foot and for each price point, what type of finish should I expect? I want to develop a small multifamily rental property, but fear the price per square foot may be too high right now to actually make a profit from what I can actually rent it for in the current market. Would love to get any suggestions/advice.

Since the garage is inside the home I believe the HOA guidelines state I can do anything I want inside the home, I just have to let them know if I want to make exterior changes. Would it still count as an ADU if it is not detached? Thank you for bringing up these points. Gives me a lot more things to research before jumping into the deal! Much appreciated

I really appreciate the speedy reply! Just curious, was the garage detached or apart of the house. The SFH I am considering has the garage apart of the home. When suggesting it to some folks I know they didn't think that would be a good idea unless the garage was detached as the renter may feel uncomfortable with the owner living downstairs.

I live in the city of Austin Texas where the market is starting to get very expensive to buy a home. I am a first time home buyer and want to take advantage of the lower down payment to purchase my first property for investment. I’ve been looking into duplexes that are in the 250k-300k range, but most of them are in poor condition and are in tougher parts of town. Not really sure if I’d be comfortable living there and may cost way too much to renovate to raise rent. There was an opportunity for a single family home in brand new development in my price range, so I considered renovating the garage into a studio apartment and living inside there and renting the whole house out. Problem I think I may run into is finding someone willing to rent a house with their landlord living in the garage space. Any advice on how I can go about my first rental property investment in Austin as a first time home buyer?
