Hey BP! I’m starting to analyze some deals today. Do you guys have any websites you use to get instant home insurance quotes? I’m doing this to try and get a little more accurate monthly expense column. Thank you in advance!

Hi BP community.
How much cash should I have saved up to make my first investment? I know it varies on the price of the property, but what's a good amount of cash that's acceptable?

Hi everyone!
I need some advice. I just read Sott Trench's "Set for Life". It was a great book and I am going to follow his ideas. But I'm struggling with deciding whether I should pay off my consumer debt first or save to have my cash reserve for my first investment opportunity. I want to have the cash so I can stop missing potential opportunities. What do you all suggest?
