Thanks Charles. How much would you recommend doing for the Earnest? Does it depend on the sale amount? I see a lot of people saying $50.

Hey BiggerPockets, I have been trying to get my first deal since October now. I have recently been trying to implement a more virtual model and have been spending a majority of my time doing that lately. I feel like I keep running into the same problem. Seller keeps wanting a down payment before they sign the purchase and sale agreement. Is anyone else running into this? And how are y’all managing to navigate around this? Thanks everyone!

What is the best local investor friendly title company? I’m trying to close my first deal and I don’t know anything about this stuff. What is the best one for me to go to and why?

Just starting out wholesaling. As of today, this marks my first week of marketing and trying to find a deal. I have been driving for $$ and have a letters that I have been place right on the door of the property. I have done about 50 houses this week and could have done more i just don’t have much sunlight this type of year and I work 40 hours a week as well. I am putting out 20 bandit signs this weekend too. My question is, do I “need” to get the absentee list and probate list and begin doing the direct mail? Or would it be more beneficial for me to just keep going harder with what I’m doing and wait until I get my first deal? I am 25 years old, I learned about wholesale maybe two weeks ago from a guy at a coffee shop. I’m going to do this one way or another so what would you guys recommend? I’m in Tacoma, Washington.
