Good Morning Everyone,
I wanted to make a quick post to get some feedback from active/serious investors. As I get access to more and more deals, I'm learning that location is one of the most important factors in Real Estate. Dependent on strategy, how do you decide what area you want to purchase in? Especially in the lower B and C areas, street by street can make a worlds difference in ROI. The more knowledge I can receive, the better I will be for when I'm ready to start my own REI journey. Thanks.
Hey guys, Im looking for information about investing in the Birmingham area. Im a licensed Real Estate Agent, looking for advice and to just network with people.

Learning about different types of loans is always a smart move, especially as an agent. Gaining knowledge about investor loans, like DSCR loans, can be particularly beneficial. This will help you understand the qualifying requirements, key factors to consider when purchasing, and how to assess whether a property might be a good investment at first glance. While this insight is valuable, it's important to remember that thorough analysis is always crucial before making any final decisions.
Thanks for the reply Guadalupe! Responses like this are good for me because I am pretty uneducated on things like specific loans or qualifying requirements. I do understand that due diligence is something that is very important in this type of investment, or any investment for that matter.

Hey @Kareem Hammad, welcome to the BP Forum! What type of properties are you most interested in, SF, 2-4 MF, or 5+ MF? And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking to do fix/flip or BRRRR?
Thanks for the welcome Jaycee! I was more interested in Fix and Flips or maybe even rentals for single family properties. Price point I'm not sure on yet, I've been slowly learning about all of these terms over the past month.
No worries, it's all in the normal course of REI. Maybe a better question would have been if you know how much money you have for a down payment on a property?
I think I could get in the 5k-10k range for a down payment. The more time I have the higher that number can go. How long have you been investing yourself?

Hey everyone!
I've been in real estate for about a month now with my company. I'm starting to realize that investing is something I want to consider learning for long term as I spend more time in this industry. Would love to connect with people who can give me advice on what to look for or where to study for starting out. Thanks!
