I am working on a deal with a family member on a property that I am buying.  He is willing to fund the money.  I will possibly roll this into a bank loan at sometime but want to make sure the deal is a win win for him.  He is willing to fund the money but does not want to be in the property management business.  He might be willing to be a silent partner.

Any suggestions.

James, this is priceless.  Thank you for taking time to share this with me.  This is my first multifamily aquisition.  I agree that having a well develop system of what to ask saves time in the long run.

I am under contract to purchase my first multifamily. We are in the due diligence phase of the process.  What are some keys to this transition both operationally and tenent wise that I should include in agreement for a successful transition?  I am aware of things like making sure I get all of the deposits and keys but are there other key questions I should pose to the owner?

Good evening.  I have a tenant who is doing extra maintenance around the home that they rent from me.  They send me pictures of all the work they are doing.  Good tenants are difficult to find so I want to let them know I really appreciate how they are caring for the home.  Any suggestions on rewards (other than just reimbursing them for supplies)?
