Update:  I've gotten verbal confirmation from Wells Fargo that they will process the R10 return for our tenants.  I had to call Wells Fargo headquarters and speak with an ACH specialist.  They will tell you that the ACH department is internal only, and does not speak with customers, but be persistent.  They are being very helpful now that I am speaking to the correct people.  Good luck!

Has anyone had success with R10 reversal from Wells Fargo?  We had a tenant tell us today that they will not be able to complete the reversal as the “intended party” received the deposit.  Any suggestions on how to go forward with this? We, the landlords, did not get the deposit as it is in the Oct 3 - Oct 12 timeframe. Ugh!

FYI - someone on the Facebook discussion group posted a good temple that can be given to tenants that are trying to have their ACH payment reversed.

Check it out.  I thought it was helpful and was an easy way to explain this to tenants.

FYI - if you are a victim of this fraud, there is a private Facebook group “erentpayment discussion group” you should join. People are discussing ideas in regards to legal action that needs to take place.

We regret to inform you that our payment processor, eCheckit, has informed us that it expects to file for bankruptcy protection shortly. We are told that it suffered losses due to a fraud and that its processor, Check Commerce, has held over $4 million of it's funds and will not release the funds to the intended recipients at this time. Please note that eRentPayment had nothing to due with the fraud eCheckit suffered. It was apparently caused by another client of eCheckit.

The transactions potentially affected were submitted after approximately 7:31:00 PM (Pacific time) on 10/03/2017 through approximately 7:01:33 PM (Pacific time) on 10/12/2017. Any transactions submitted after this time period should not be affected as they are being processed through eRentPayment’s new direct bank relationship. Similarly, any future transactions should not be affected as they will be run through the new direct processing relationship.

We do not know if or when Check Commerce will send the pending transactions to the recipients. Accordingly, you should consider your options including having the tenant contact his or her bank to request the transaction be reversed. Specifically, the tenant may initiate a return for an ”Incomplete Transaction.” We understand that the return code for this is “R10” and the bank will require a written statement from the tenant. Also, the tenant will have a limited time period to request the return from his bank, usually within 60 days from the date of the transaction.

We are contacting the Attorney General of Arizona, NACHA, and reviewing legal action against the relevant parties.

When we have more information, we will let you know.

Question... is anyone still using them and having their tenants schedule payments?!  Are recent transactions continuing to "be processed?"

I am in the process to switching to a different system, but wondering what others are doing.  Particularly those who were lucky and deposits were made.  Are you going to "wait it out" and hope for the best next month?

We have had no problem using this company up until this month.  I was actually recommending them for their good customer service.... that is until now.  Typically it takes from 3-5 business days for the funds to be deposited into our account, from when the tenant pays rent.  All tenant payments starting on 10/5/2017 have not been deposited into our account.  With the Columbus day holiday, I knew it would take an extra day, so I wasn't initially concerned.  And then nothing was deposited.  Granted, this isn't a small sum.  Personally, they have with-held $12,000+, but not just from our accounts, from hundreds of others.  There was never communication that there was a problem until I contacted them and they said they are "switching banks" and they are having difficulty accessing the reserve accounts.  They have turned off their phones and are not answering emails.  It is very frustrating.  The missed deposits are now 12+ days late and we are now thinking they will never come.

We are currently in the middle of a scam by erentpayment.com.  They have taken money deposited by our tenants and have refused to pay us.  They have been very limiting with information and turned their phones off and are not replying to emails.  Cancel all automated payments if you currently use their system.  We are starting the legal process to take action.  I'm guessing they have taking hundreds of thousands of dollars from people.  Help spread the word so others are not hurt by this.

I am also a victim of the fraud from erentpayment.com. We have over $12,000 that they have stolen from us.  Deposits that were made 12 days ago with the money taken out of our tenants accounts have been withheld.  They are not answering the phones and are not updating anyone of the status.  DO NOT use their service.  We are in the process of filing criminal complaints.
