Originally I did want to do the BRRRR, however it's a little hard to tell. Two homes sold for 225k 6 months ago approx three doors to the right but then shorty after I closed on mine, the home 2 doors down sold for 177k and it looked like it was in good standing. So at this point, I'm scared to see what mine would be appraised at.

Hi Alaina, congratulations on your first rental property! I know the feeling, it is exciting yet so scary. I recently also closed on my first rental in Baltimore in the 21218 zip code. I am not familiar with the area but I trusted my realtor and it is also close to JH University. Right now it is under construction so I will keep you posted on how it goes when I get it rented. I am planning to keep investing in the area so we should definitely connect.

Congratulations on your new investment Vincent. Vegas is definitely a tough market to negotiate in right now but I am glad you were able to find a home. I lived in Vegas my whole life and I loved it! I wish I would've house hacked my houses back then. I am currently under contract for a house that I am going to house hack. I am so excited!!! Let me know if you have any suggestions on how I should go about it.

It is a little scary but your condo is going to do amazing! Vegas is growing so much and so fast!! The reason I didn't hire a property manager for the first two homes is because I lived close and I have family that helped me out if something went wrong. However, I didn't want to do that for my third property. I always feel terrible asking my family. I want to transition those two homes to a property management company but I think I have to wait for my tenants to move out. As far as contractors, I don't know many BUT I made it my 2022 goal to start building a reliable team of contractors in Vegas in case my tenants never move out lol So far I have a great garage door person! I am currently looking for a painter because my HOA is making me repaint the garage door, so I will keep you posted on that.

Hi Amber! Congratulations on your first rental condo! It is so exciting. I am also a new investor. I lived in Las Vegas my whole life (until 6 months ago) and I have three SFH over there that started as primary homes. I have a property manager for one of the homes and I manage the other two. I definitely would love to connect. My goal this year is to build a reliable team to better manage my properties over there.
