I am a newbie but I have a college student and was just discussing student apartment rentals today. My daughter is a junior and will be remtimg 1/2 of a 2/2 this year. Her rent will be $480 per month which includes an small allowance for water and electric and all other utilities are included. They must pay the difference if water or electric goes over the allowance. Furthermore, the second tenant has the same deal meaning tje landlord

what is your mentor's niche?  If he is a house flipper then your photography skills may come in handy when he needs to market the finished property. 

Ultimately,  I would just ask him, "how can I help you as I learn this business" and then be quiet and wait for a response.
