3.taking listings will give you more control over your time, but since you are just looking to be part time, your daily interactions with people should bring in a few deals a year.
4.I use liondesk as my CRM
Thank you. I will definitely take look at that CRM.

1. Seek out a RE Team & Join if Possible. This way , if your at work, Or unavailable, others can cover you. Also, You have others to assist you besides the DB / Managing Broker.
2. Sign up for a company that will provide Expired Listings. Also, " Friends & Family " will propel you to your new career.
3. I attended a RE School in Scottsdale ,AZ. Excellent Instructors & I atteneded each class twice. I found I learned from a different instructor. Also, they offered other classes- RE Math, ect
Best wishes, Mitch
I am thinking about a team for that very reason @Mitch. Thanks

I have been on BiggerPockets for a while now but I've just recently decided to get my Real Estate license to help me achieve the goal of becoming a full time investor. I have a 9-5 job that I plan on keeping to pay the bills as I start my career but I have a few questions.
1. Does anyone know of any brokers in Tucson, AZ that work with part time agents?
2. What are some of your best tips to efficiently manage time?
3. When working part-time as an agent is it best to target sellers versus buyers?
4. What tools are best to help manage contacts, schedules, documents, etc.?

I've watched from afar for a few months now and I've decided to jump out here. I am interested in wholesaling but recently found out about bird dogs. I know real estate will eventually lead to my financial freedom and biggerpockets has been a godsend.
If there are any investors in the Tucson, AZ area or knowledgable users abroad that know about bird dogging would you mind answering a few questions? I'm interested and looking for a bit of guidance.
Do you use bird dogs for leads? Why or why not?
What do you require of them and what is an average rate of compensation after closing?
Do you know of any materials that helps in understanding the process?
Thank you

thank you. I didn't know if people who went in business casual were unable to lock more deals with sellers.

Hello All,
I'm going to eventually jump into wholesaling waters and will need buyers. Should I post in threads like this or post to the marketplace once I find deals?

Good morning everyone
I've wondered how every presents themselves when they meet with motivated sellers. Are you dressed professional or business casual? Do people respond better to one form of dress or the other?

Hello Everyone!
I learned about Wholesaling 2 weeks ago and It seems as though I should build a buyers list first since stumbling upon this awesome website and knowledgeable members. I was wondering if the forums were a good spot to find buyers. I'm not trying to solicit and send spam to peoples inbox because I don't to be known as "THAT" person. How do i find buyers? Im ready to jump out there but i dont want to do so without investors that are interested in deals I may get.
You all have a great day and Thank you.
