Is anyone doing well with tax liens? In my head I feel like it's a great (albeit passive) way to acquire property.

@Anthony Vander Meer one duplex in Bed Stuy. We got it at a good price in 2011 and leveraged it to buy our primary residence in Westchester. I'm looking for another rental property in upstate. Was thinking Albany area...doing the research now.

@Bjorn Ahlblad, I work with an agent who said it is actually what's happening in my area. My neighborhood is flush with out-of-towners who have moved back home. He said that that's what seems to be taking place. I won't reduce by $400 but I think the tenant is thinking he's in a position to negotiate, since the rental market seems fickle.

I'm getting ready to lower my rent...potentially. My property only has two units and I allowed them to roommate up. I'm expecting to lower rent about $200 to $400 but may not have to if I can find them the right roommate. Hope that helps.

Question, where are you upstate?

How many of you landlords decreasing your rent? My tenants' lease is up and they're asking for a decrease of $400 for the next lease. That's right, they're renewing. Should I stop worrying and be glad that they want to stay? I think they're just looking to negotiate and considering the times they probably think I'll fold...I mean accept. What are your thoughts?
