When interest rates rise, property prices go down and so it sort of evens out.

There are better indicators (as to rising rents) such as inflation or supply and demand. 

With a stoppage of money printing and rising interest rates I think it will be tougher to get a loan = more renters. And so the higher rates won't be what dissuades potential buyers. 

Due to this I also believe investors will have an easier time buying these properties as they can offer more than a potential homeowner who will have to factor in higher interest.

It's hit-and-miss as far as how good they are; some inherited tenants are good, some will drive you crazy. I buy value-add and they often have below market rents and so when their lease ends/if it has ended when I'm the new owner I put them on a month-to-month lease; I also don't raise to market right off the bat (personal choice).

The reason for M2M is if they end up not being a good tenant I can give a 30-day notice or can offer them a new lease at a monthly rent that makes me endure their nonsense with a smile on my face. 

I tend to only offer a 1-year lease once I've hit market rent or if I'm filling a vacancy which of course brings is set at market rent and sometimes a bit higher.

I watched an interview regarding the metaverse a few weeks ago and checked out the Sandbox site to see what land is going for and it was roughly 15K for a basic piece of virtual land. 

I played video games when I was a kid. But now I enjoy my life and have zero interest in escaping into a virtual reality - I would rather practice self-betterment, improve myself and 'keep it real'. 

Though I get it - people can put a billboard on their land and can potentially generate product and service leads through this form of advertising. But I would rather toss 15K into a reality-based real estate deal as all these meta folks are still going to need a place to live. :-)

I fix all appliances. Though if it's a SFH I typically don't include a washer and dryer.

I have a high tolerance for B.S. and cashflow is my #1 goal in real estate and so I self-manage my multi-family properties. 

When I get enough doors I'll hire someone in-house to assist me. 

I'm looking at buying more commercial - mainly industrial and warehousing. That's what I grew up working in (starting at age 12) and I like the idea of being diversified.

I'm a C-class landlord and so I've never had someone short on cash who had a 750 credit score (I've had a few 750+ credit score tenants but they had the security deposit and 1st month's rent).

The people who tell me they're short on rent/security deposit tell me this from the start and so I don't even get a chance to ask them what their credit score is. 

I reckon your properties are likely A or B class. My properties are typically between $475 to $625 a month (with a few exceptions).

I recommend Scott Law Firm. Attorney Scott only does landlord-tenant disputes/evictions. I never evicted anyone with him but I did purchase his Columbia, MO lease and it's super in-depth and so I would recommend him based on that alone.

You didn't deposit the partial rent, did you? I know one cannot accept any rental payment once the eviction process has begun; I'm not certain if one can accept partial rent AND THEN BEGIN the eviction process. I reckon it varies by jurisdiction but I know that partial payments can sometimes set a precedent. Anyone know?
