Wholesaling and flipping are full-time businesses. I don't necessarily consider these categories as investment strategies unless you can leverage others' time and skills. Moreover, if you are interested in wholesaling, have you considered acquiring your real estate license?

Michael, yes this is a full time gig for me. I'm managing 3 rentals and renovating 3 properties as we speak. I'm getting ready to bring on a VA and train her to make cold calls. And to answer your question, I am getting my RE license too and hope to get that done before the end of the month. I've honestly not done a lot in wholesaling but right now, my current fix and flip is sucking up almost all my cash, I had to get a DSCR loan to cover some of these reno expenses. I'm hoping to off load a lake property soon so that will help me with my cash flow. I feel getting private lenders using OPM has been a challenge, but once I get my first flip under my belt (the AVR is $1mil) I that will give lenders more confidence as I demonstrate strong Performa's. If you know of PML's, that would be a big help. I've also have access to my IRA but haven't done anything with that yet either. So many options. Thanks again and hope we connect at a RE meetup. Where are you located and where do you invest?

Hi, my name is Karolyn and I am a full time real estate investor in the Atlanta metro area. Although I invest where ever a good deal lands me. I remember as a kid looking at those beautiful house plans in the Southern Living Magazines for both architecture and design. When I found myself leaving a 30 year marriage, I finally took the plunge into real estate investing and currently have a handful of rentals in my portfolio. I'm going into my 3rd year and widening my reach into Wholesaling and Flipping. My "why" is truly helping people and places by leaving them better than when I found them, something I learned as a Girl Scout-LOL! I've learned a lot in the last few years and some lessons have been somewhat painful, but I learn something new everyday and love listening to podcasts when I'm driving or need to figure something out. What I've discovered about myself is that my success has come from "the doing" even if the doing is something hard or doesn't always work out the way I had hoped. I love challenges and I've grown tremendously in my business learning my way through my mistakes as well as aligning myself with some amazing coaches!! But now, I can proudly say I have over 2 million in assets in my portfolio and I'm not looking back. I would love to connect with you if you are reading this, so please feel free to share your own stories with me, or ways I may be able to pour into your cup.
