Hi Jaysen, 
I have not dealt with HELOC's before. I read about BRRRR's and that is the plan. With an investment property I need to put 25% down. I was thinking of keeping the savings and using the HELOC as a short term loan to obtain the property. I just wasn't sure on what the more seasoned investors thought about where to tap into funds for the 25% down and if there were any advantages or disadvantages to one or the other.

Thanks for all your reply's. You all confirmed what I had in mind. I was getting a little discouraged since I had lost on three different houses due to the same reason (no inspection). I will keep looking but will not forego inspection. Thanks again for the great advises. Much appreciated!

I am going to invest in a second rental and needed some advice on whether to use savings for the down payment or HELOC and keep the savings as emergency fund. Thanks for any advice you can provide.

I am new to Biggerpockets and this is my first post/question. I own one rental in WA and trying to purchase a second one. Is it advisable to forego inspection when buying? I lost the bid on a third property today due to another offer that did not want to have inspection done. My agent and the sellers agent both said that they would not recommend foregoing an inspection done but I have lost three deals with very competitive offers. Any advice would be appreciated.
