I believe 2015 is going to be a great year!  I don't believe 2015 will collapse in real estate. As gasoline prices go down, interest rates will also go down, which means payments will be low.  But I agree with Cory Adams, always be prepared for the worst by building up your liquid cash reserves to weather any storm.

The reason you want a year lease is if you are thinking of financing.  Most lenders prefer to see year lease with a tenant.  Some lenders will allow month to month after the tenant has completed a year lease.  And like Matt Devincenzo said many leases have a clause that after the year lease, the lease converts into a month to month lease.

If it is a great deal than you will need to find a partner.  In the meantime, you might want to consider working on your credit so you have more options available,better rates and terms.
