Hi Joe!  For my LTR I tried to keep landscaping simple.  If there is landscaping that requires upkeep, there is a chance the tenant will not want to do that and over time it can become an eyesore.  I try to have my rentals be weed free (properly remove any weeds), as I have seen some CRAZY weed yards, and simple/clean as possible.  Always make sure any landscaping requirements of the tenant are also laid out in the lease.  Hope this helps!

Hi Ashton!

Congrats on your house hacking! I did the exact same thing (bought, house hacked, bought another, rented that one). I attempted to take a HELOC on my rental that was once my primary and the bank told me I could not. However, I do believe different banks offer different products and I have heard of some banks doing HELOC on rental properties now (more expensive). I would try shopping around, good luck!

Hi Rohan! I am an investor and a realtor that specializes with Investors. One number I have noticed to have a correlation between potential cash flow with these interest rates is ROI. Look for an ROI of around 7%+/zip code. Let me know if you have any questions!

Hi Aria!

I completely understand the stress that comes with being concerned about your property!  Are you self managing?  I believe there are a few ways you could go about this but if at the end of the day your biggest/only concern is the furnace/how high it was set I would attempt to have a conversation.  I would also talk to a professional about where to set a thermostat (google says it should not be more than 85) and I would approach it as a good-faith you were checking her concerns: "When I came by the other day I know we had briefly spoke about the furnace, so I reached out to a professional and they stated to not set it above ____.  With the cold coming I want to make sure everyone is safe so if you could do me a favor and make sure you do not set it above _____".  Once they agree I would send a letter, just a follow up, putting it in writing you discussed the concern and what you agreed upon and thank them for being great tenants.  Of course, this may not solve anything but at the end of the day you also stated they are breaching the agreement by smoking.  I am sure they are well aware you caught them the other day and understand you can enforce that legally, and you are really just trying to make sure your property is safe and meet you at least half way on this one.  Good luck!

This is a great post!  How far back does the IRS go for depreciation recapture?  I was under the impression the recapture was if you rented it out and sold it in the same year (example you rented it until August and sold it in October you would pay back January-August in depreciation)?
