I did not go through with it. Too many red flags. I told him I was concerned and asked if I could talk to some other buyers he had worked with in the past. He said he would send references but then just never contacted me again.

I am a realtor and am currently trying to sell my own house. I had an investor offer me a "cash" deal and his POF was from pland Investments. Is this a real source of financing for a cash deal? I asked him if he was trying to wholesale it, he said he plans to add it to his own portfolio. If this is a scam how does he make money? He is offering pretty close to market price. He does want a 10 day due diligence, low earnest $ (deal is for 1,000,000 and EMD is $3K). EMD goes hard after due diligence, not contingent on appraisal. My house does include a basement apartment. I don't want to have my house go under contract at the best time to sell if this is likely to fall through.
