I am in the process of BRRing my first property. This was one of my goals in 2021, but its coming into fruition in 2022...YAY! My goals in 2022 is to purchase and buy and hold 5 triplex multifamily properties by 12/31/2022 with the intent of BRRing all 5, another goal is to partner with another master mind investor and scale my business. 2022 is going to be full of abundance, love and success!

Seller financing is foreign to me. Property is located in Springfield VA, which is a great location. Close to the the 95 and DC.
Here it are the numbers..
Sale price 375K
7% down
5% interest
30 year loan, but plan on buying in 3 years
20K in rehab needed
Rents for 2200-2500 max . Is this a good deal?
HOA - 89.00 a month

Thank you Eduardo! I will look into the 6 month period. If thats the case, this deal will not work as I am using a hard money lender. I will also make the adjustments on the capex and vacansies etc.... But, overall, you think its a good deal? Right?
