Thanks so much for taking the time to help me.   I think I will stick with established application and agreement forms and procedures.  I do trust my tenant and know she wouldn't run out, but things beyond her control could happen...perhaps abducted by aliens???  I could end up stuck with an unknown tenant. Not good. I forwarded her a "roommate agreement" form I found and suggested she could use it as a template to make the house rules clear with her new roommate.  Her main motivation to sublease is having the ability to ask her roommate to move if necessary.  Not sure how she could do this but maybe an agreement between the two of them could help.  As one of the responses stated Portland's tenant laws regarding evictions have gotten complicated and I'm not sure she could evict someone without a lot of hassles or without my involvement.  So again, thank you.

Hi!  I have an excellent long term tenant (7 years) who has gone through about four roommates since she has moved in.  The moveouts have been for usual life reasons (moving out of town, moving in with boyfriend or girlfriend). She is now in the process of looking for a new roommate and asked me if she could be the primary lease holder and sublet a room without getting me involved. She thinks this will give her the power to evict a roommate if needed.  Does anyone have any experience with this?  All I can see are potential liability issues if the new tenant does not sign the primary rental agreement between me and my tenants.  The rental is in Portland, Oregon. Thanks in advance.
