I would appreciate your advice about  the correct numbers to use when estimating closing costs while running the numbers for our next purchase.

This is an example of the closing costs for a rental that we purchased for $105,000.

Loan Charges:  Origination & prepaid  interest:  $1,000

Title Charges & Escrow/Settelment:  $1,600

Impound Charges:  Tax & Insurance:  $1,500

Total:  $4,100

Which of the charges should be entered into the closing cost field?  Is there anything else I should consider?

I’d appreciate your input.

We paid cash for a property and held in an LLC for a few months. We took it out of LLC in December to refinance with a 30yr fixed rate loan. Can we quit claim it back into the LLC now?

We are new to real estate investing with 1 property.  We have an aquaintance who buys and flips homes.  They had a hard money lender who made a commitment using 401K's and due to changes in their employment they no longer can do that.  We could invest to help but are not sure what is the best way to do this.  If we lend $100K what would the interest be, what contracts needed, what percentage on the back end sale should we expect.  It's a 2 month flip.  We know the people as they did work for us in the past.  Any advice appreciated.
