Jonathan that is pretty wild they came to check on it, was that unannounced? My friend and I plan to live there so no concerns on the primary residence requirement. We will have things set up and can mid term rent while we wait for permits, so although it would be nice to get the permits sooner we aren't needing it right away.

Yes hearing it’s a tough market. We are good to work a long term or mid term rental in these units, but our preferred use is short term. 
Would love to hear any first hand advice from anyone who's gone through the Denver STR permitting process.

Hi All, 

I'm under contract on a duplex in the Sunnyside neighborhood. I just got off the phone with the Denver building department regarding STR requirements. The tone of the conversation was that most applications for STRs are being denied.

I checked the forum and saw that other's have been noted the same issue. Has anyone been through this process recently and have any advice? Here is some specific info about the property/intended use:

-My friend and I are both on the loan/on the deed as equal partners. We are each going to occupy one half of duplex.

-Its a legal duplex which has 2  walk-in basement areas below each duplex half. 

-The units attach to the duplex tops through a doorway that has no door, currently meeting continuous access requirements. 

-The basement areas each have a bathroom and laundry unit but no kitchen.

- The basement units do not have egress windows. 

I'd like to know if anyone has advice to help us get out STR license and also if anyone is familiar with the process of permitting and adding egress windows. I am hesitant to install the egress windows which i've been quoted at $4500/each if I can't get past the Denver STR permitting requirements. Any advice or contractor recommendations for egress windows is appreciated as well.

I am looking to take money from my retirement that I accumulated from my previous employer and move it into a self directed IRA to buy a real estate investment. This seems like a great fit for me other than the fact I cannot find a company that has modestly good reviews. I've looked into 6+ including calling and experiencing the customer service myself and have not found one that seems reliable. Any suggestions?

Hi Tanya, 

Sorry for the delayed response, new to posting here! Happy to answer any questions. 

My unit is a 1090 SF, 2 bed 1.5 bath townhouse. Its right off 285 with easy access to E470. After about 2 weeks I took off the pet restriction because I read other reviews that highly encouraged it. After about a month of no response on FF I switched my method to LTR. Even then the inquiries were a slow trickle (I used Zillow). I do think the seasonal factor is huge. I've heard from others that the market drops off substantially in October and November.

I am located in Lakewood, CO and have my property listed at market value and haven't received a single message in 2 weeks. It's good to hear others are having success, but I would check if it works in your area before you spend the $150.
