Same as Doug, where have you checked out?  Do you mostly buy and hold, or fix and flip?  Rental properties in Flagstaff are becoming pretty popular, especially those that are close to NAU and CCC, since there is a very large student population.  Prescott is also a great place to invest in the rental market, even for vacation rentals.  Tucson's market has been on the rise for fix and flip properties, and then the Phoenix metro area has a good mix of both.

Private lenders would be happy to look at 4-plexes. Though you should ask them if they are able to lend on it since some may only deal with SFR as opposed to multi-family depending on if they view it as a commercial property or not.

I agree with Johnathan, Arizona is a great place for real estate investment, not just outside of Phoenix but in the entire metro area.  Creating not just a long term rental but managing a vacation rental is something that many people choose to do with homes and condos alike.

Hi, I'm Katie Broyles and I'm new to BP,

I'm the marketing associate for a private lending company in Arizona.  I'm pretty familiar with the Phoenix metro area's real estate market, and I've been wanting to learn more about Northern and Southern Arizona's markets as well to get an idea of Arizona's overall market structure.  It's been difficult to find out more about Norther and Southern Arizona, simply because all my searches lead me to finding information that is more geared towards the Phoenix Metro Area.

I'd appreciate any guidance in learning more about these markets, thank you!
