@Daniel Amsalem I know that area you're talking about and good to know that your MTR has been working for you. 

I am looing for a good location for a primary residence in the DMV area that I would like to house hack (preferably a 2b+/2b property or house/townhouse with basement option to rent out). I have my primary residence in Alexandria, VA (condo) that I bought in 2020 with my VA loan and would like to either utilize the rest of my VA loan (~500k left) or use a conventional 5% down loan.

I'm looking for any locations within 30min of Alexandria that have great appreciation potential and where I am able to minimize my monthly payments by renting the room as an MTR or basement MTR. I'd love to hear any suggestions! Thanks!

As a heads up to anyone looking to do a STR or property in/around Massanutten, make sure you are able to run your numbers and make them work with higher water bills. I'm looking into trying to find some good rentals in the Shenandoah area and Massanutten is an area that has had an almost 50% increase in water/utility bills due to a recent private company that bought and is running the public water. Locals there (I have some local friends that know and live in the area) have been experiencing $200-600 water bills as compared to years past. Just wanted to put this out there and make sure you run your numbers with a higher than expected utility bill if you're planning some STR's!

Brian, this looks awesome! Good job with all of your work and utilizing your resources in the area. I'm in the NoVA area as well looking to find some properties on the outskirts of the beltway/Stafford/Fredricksburg area to do something similar. For your hard money lenders, did you use a local lender in the NoVA area?

@Greg Moran I haven't found anything in particular yet but I'm keeping my eyes out for SFH or Multi Families around the area. Preferably I'm looking for places 30mins or less to bigger cities (Charlottesville, Harrisonburg, colleges) where I can find a BRRR or STR. I need to find a realtor around the area as well.

I'm also in the DMV and continuing to check out Waynesboro, Staunton, Charlottesville, Roanoke, JMU areas
