I second what Jay said. $1100 seems awfully high for this part of town.

In my 15+ years experience, you are going to have a hard time finding a perfectly qualified tenant in Memphis.  This is especially true depending on where your house is located. The two judgements were during a very rough economic time in general. It seems like enough time has passed and they have a good recent history that they would make good tenants, but it is ultimately your call.

I am purchasing a home in 38117 and need an inspection done.  I found some older threads with recommended inspectors, but wanted to get current info if possible.  Thanks!
