@David White, there are inexpensive courses online that can instruct you on how to build a buyers list... just do a google search. I'm learning all I can about ethical wholesaling before I even think about getting any properties under contract, and while I'm learning I'm in the process of getting a buyers list in place so I won't end up in a similar position... I don't want to leave anyone hanging. It's tempting to want to jump right in, but I know that if I don't first get everything in place there's a chance someone may be left hurting. No bueno. Good luck to you. Go build that buyers list.

Hi y'all! I'm Kat, and I reside near the House of Mouse (Disneyland). I'm wet behind the ears, learning a lot about real estate over the last few weeks and eager to learn a lot more. It was those ultra-addictive house flipping shows that sucked me in, especially that Texas Move & Flip show. 

I decided to learn about how I might be able to try flipping, and read some books, but alas... no money. In one of the books the author mentioned wholesaling, so I researched it, read books, took a couple of Ben Clardy's Udemy courses, and I think that could be something I could sink my teeth into! But I need to learn a lot more before I test the waters, regarding legalities and such.

I'm signing up for pre-licensing courses in hopes of passing the CA RE exam, but that's also something I think I need to research before I move ahead. Regarding legalities again; I'm wondering if there might be issues with real estate agents doing wholesaling. Lots to learn!

I'm glad I found this place. I've been browsing, really enjoying the forums!
