The tool that I am looking for would allow you to select a city, and would then be able to identify the multifamily projects in a close radius (for example: a 3 mile radius).  You would then be able to calculate the price per door of the competing projects to determine if the project that you are looking to invest in is competitive.  This tool would also let you know if your project is overpriced or underpriced for the area.

Does such a tool exist?

I want to use an LLC to raise private money for a project. Some of the potential investors have self-directed IRA's. Do I have to use a PPM to raise these funds? Do the individuals who have the self-directed IRA's have to be accredited investors and submit subscription agreements? What kind of marketing materials can I give them and not be in violation of SEC rules?

Hello, my name is Katrina Jonah from Henderson, NV. I was introduced to Bigger Pockets thru Jaime Tardy's Eventual Millionaire interview with Josh Dorkin. It was such a great interview that I signed up as a member the day that I heard it!

In my past life I have owned a woman-owned HVAC company in New York City, I have done some investing in tax liens, and have attended several tax sales. I am now looking to start venturing into wholesaling and trying to learn everything that I can about wholesaling.

This is a fantastic site and I look forward to hearing from you.
