@Janice Chang I'm a property manager in Houston. Your property manager isn't doing their job. In the state of Texas you can perform a lockout for a tenant who is not remaining in contact. You have to provide them a key at a reasonable location, but that gets them to meet up with you. There are a myriad of other things to do afterwards, but that is where they should start. @Edgar Monroy an income jump would be preferred imo. You just have to have the consistency to show that you have made money over time. Also looking out for a lender that works with self employed individuals. It's a little more work, so find someone who regularly does it.

If you are self employed you will want to make sure that you show income on your returns for at least the two previous years if you are looking for any sort of conventional loan. Now is a great time to refinance given low interest rates. We manage rental properties for other owners so if you have questions regarding that don't hesitate to ask me any questions.

I've lived in Houston for 30 years and manage over 425 doors for myself and other owners. Houston is a great rental market due to affordability. There are many neighborhoods within 10-15 minutes from downtown where you can buy an affordable property that cash flows. I started out investing in small multifamily and now do larger deals. I wouldn't trade my market for anywhere.

@Jimmy Le I think realistically you are mitigating your cost of living at that point. That said I know a guy who has been successful doing this in Austin in a nice house. He got a really good deal, but that's what you need to make it work. Be conservative on your room rentals and comp out with craigslist.
