Option #1- 3 Property Portfolio Package

Don't miss out on this solid income producing package. The houses are in good condition overall. Two of the three properties are PHA, the third is currently a non subsidized tenant whose lease is up in 6 months. The landlord is looking into the possibility of having that unit vacant by closing so the new owner can fill it with a PHA tenant if they prefer to do so. The Seller has records of rental payments, all of the tenants have a good history of payments on time and utilities as well. The Seller can provide such docs to serious buyers, a P&L can be provided as well upon proof of funds. Also, you can go to PHA to try to increase the rent, as that's what the Seller did to increase them to the current rents they're at.

Package Price: $375k

Possible option to break the package up, Seller would prefer to get this done as a package.

Gross Monthly Rent: $3,550

Gross Annual Income: $42,600

Gross ROI: 11.4%

OPTION #2- 3 Property Portfolio Package

Two of the three properties are on m2m leases and will be delivered occupied, the third property will be delivered vacant. All three properties have been tenant occupied for some time and therefore in need of TLC. I'd suggest adding a half bath or even a full bathroom for more value. This is a great value add opportunity, you can do cosmetic repairs and get these properties occupied at a higher rent. If done correctly, even at asking price, you could be all in at $4200k with the work and receive a nice Gross ROI of at least 13.5%! OR, you can fix & flip 1 or 2 of them, and get a nice return on that as well!! Thanks to the location of these properties you have a variety of options! There's constant construction work going on in these areas!
