@Ellis San Jose based on my input on the rehab calculator, $125-$150k.

The house is a complete gut job. 1,100sf 3bed/1bath on .25 acre lot. Some termite damage, roof damage, fire damage from squatters.

I am preparing myself to invest in RE. I recently joined BP and have started to practice with the calculators, but I'm not sure if I'm doing it right.

I was shown a property that seemed like a positive investment, but my calculations didn't seem to match. Is that my emotions? or bad calculations. The property sold for $80k over asking price, so someone went for it. 

Is there anyone in the North Bay Area that could possibly run the numbers and give some feedback on it?
