Hello all!
I'm super new to the community and want to purchase my first investment property. I live in DC and my purchase price will be <100K so that I can put down 20%. My only concern is my DTI. I recently got out of a legal issue and spent about $38K on an attorney. I paid half of that out of my own savings and the other half on credit cards. My DTI is hovering around 40%. Not sure if this will be attractive to a lender now that my savings are much lower and my credit card debt is higher. Any suggestions will be much appreciated!

Hello all. I'm super excited to be a part of BP! I'm a newbie to real estate investing, minus the single family home I purchased in 2012 and sold in 2015. I've always been interested in Real Estate investing and now feel its a viable option for me to generate income and one day do full time. I recently moved to Washington, DC and I'm looking to connect with BP peeps in the DMV. I want to start purchasing rental properties and connect with a Realtor/Real Estate Agent experienced in Real Estate Investing. Since I'm new to the game, I have a TON of questions and I look forward to leveraging everyone in BP's experience and tips.
