Owner occupied does not seem to be an option for their single family homes but thank you for trying.

Has anyone ever heard of or have personal experience with Jakob & Kouchner Financing ? I am findinging it difficult to find reviews for them online.  Thank you.

@Caleb Jordan. Thank you for your reply. Its very confusing as i have seen ads for owner occupied hard lending. I have no option to borrow from family or friends. How does one find say a private 40K loan at 10 to 12 percent for 5 years ? Ideally i could let my credit season and pay off in 2 years. i feel like if i were on the other side i would jump at a deal like that. 

I have been reading these posts for awhile and have found them to be very educational. Someday i hope to be on the investor side but for now i need one. The short story...is it impossible to find private or hard money loans owner occupied in NY state? Primary residence, 160k value, 60k 1st mortgage, 5.5k 2nd. Close to 100k equity, credit score (low 500's) does not allow traditional funding. Have the verifed income for a cashout refinance to pay off 35k in unsecured debt but am finding it impossible to find someone to do that. I have read many horror stories. Owe 4 mortgage payments currently and am running out of options. Am i dreaming ? Is what im trying to do even possible?
