On the bright side, I just got a call from what seems like a motivated seller.

So maybe its not all mean people after all.

Thanks everyone for the kind words.

I'm definitely looking forward to my first lead to come out of the campaign. I guess just want to feel that my effort is going to bear some more positive fruit. It makes me feel better that I'm not the only one getting these calls.

Today was an interesting day, I listed a couple units I have to rent, was the highest bid on an auction and got my first call back from my first batch of yellow letters that I sent out monday. I have the calls just go to my google voicemail.

Good thing I did, Because I don't respond well to negativity. He said and I quote, "Go Eff yourself". Nothing else, and the number was blocked so I couldnt even take him off the list.

I know that everyone says we as wholesalers need to take these kind of calls with a grain of salt, but man this call really grinds my gears. Didn't expect my first call to be like that.

Have you guys had similar experiences? I'd like to hear.

Whats next? I need to find a buyer. How do I find one!!! Any suggestions on how to structure the deal? Where to look?

Today I:

-Sent out my mid week batch of yellow letters

-Listed 3 units I have available for rent.

-Put in a few bids on online realestate auctions in my area (Wish me luck!)

All the general contractors I've worked with tell me that their costs go up with the winter especially on a full rehab where they have to work outside.

I can imagine that your carrying costs will also go up since you will have to leave the unit heated to prevent the pipes in the building from freezing.

I haven't worked through a flip in the winter yet though so I would be interested to see by how much it would go up.

I'm pretty sure you can form an LLC at anytime. I had this same question when I purchased my first multi. What we were able to do was form the LLC for the company and then transfer ownership of the property to the LLC name. This includes transfering the name of the LLC to the holder of the loan. I believe there are recording fees associated with this but it can be done.

Definitely consult your lawyer.
