@Herndon Davis I assume the house was left abandoned because the utilities are all off. The home is being represented by a realtor.

Hey BP,
I found a house on the market that was part of an estate. The deal seems too good to be true, but I did a tax property search and the owner passed away several years ago and his estate is selling the property. My general thought is that the heirs are looking to liquidate the assets and distribute the cash. The home is 3,500 sq ft with 5 bed/4bath in a neighborhood of <1000sq ft 2bed/1bath 3bed/1.5bath C class homes selling for under 100k.
How would this home be valued? The other homes in the surrounding neighborhoods with the same sq footage are approximately 100k more in value. How are estate sales normally handled?

Hey guys,
I'm looking to change one of my loft rooms into a bedroom. I believe it was a bedroom in the past (has windows, a closet, and windows) and overlooks the downstairs room. Do I need a permit to build up the half wall overlooking the downstairs and adding a door?

Hey gals and guys,
I'm a newbie investor. I'm looking to rent my current townhouse up and just wanted some input as far as how much work I should put into the place before I rent it out. It is currently 1550 sq ft and a 2 bedroom, 2.5 bath. I was considering ripping out the carpet (has some tough stains), installing new vinyl wood floors, repainting the walls, do a thorough deep cleaning, and converting the loft room back into a bedroom (putting up the top half of the wall and putting a door in), and then finally rent out the townhouse.
Questions are: Am I going overboard as far as getting this prepared for rental a property? Is there anything else I should consider? Are there any money saving advice that you can provide for me?
Any additional information would be helpful, this is my primary residence and first property.
