Welcome Branson!

I'm an out-of-state investor but specifically invest in Akron Ohio (your backyard!). I'm still very new to real estate investing myself (just started out last year) but I have learned so much since then.  I'm still making mistakes and learning but if you have any questions I will try my best to answer them.

This is a STR so I was looking to upgrade the interior actually (in a couple ways).

1) Remove the ugly wallpaper from certain rooms and get a nice paint job

2) Remove the smoke smell that still lingers from when I first purchased the property.  I had the interior completely painted already but THAT job was done by a GC that didn't do the proper protocol and put killz odor or whatever as a base BEFORE painting everything (didn't learn this until later obviously).

Looking for recommendations on a professional painter in the Akron area. Got myself into a jam with a Painter on Thumbtack (taking my deposit and then not doing any work for 2 weeks) and now I kind of want to cut ties. His company was rated 4 1/2 stars so I don't know how I picked another bad seed to repaint the inside of my STR SFH.

Any recommendations would be helpful.  Bonus points if they have availability in the next couple of weeks.

How are you estimating your ARV? Haven't pulled the trigger on a refi just yet because, as stated, it makes no sense right now.

That's just incorrect, whomever told you this doesn't know what they're doing.  We get houses that already have a tenant and we make improvements at that time.  I have one right now that for various reasons has been going on for about two years.  And it's occupied.  Its a pain to do any work with tenants in there, don't get me wrong, but it does not need to pass before advertising it for rent.  

My PM sent a check to the city of canton for $240 for rental registration.  Does that seem correct? Again, I'm not local so I'm just taking every cost and push-back on progress at face value.

Just found this post! Currently have a vacant SFH in Canton that I'm looking to rent out and I can't tell if my PM is just dropping the ball or if the City is making things harder to just get basic things done.

The house was rehabbed and ready to go 3 weeks ago but the PM says they're still waiting on the "rental inspection" and can't officially list the property for rent until this is done.  How long does it take to schedule a basic rental inspection?


Unless I'm actively asking my PM on the status of things I feel like nothing is getting done or they're just waiting around for other people (instead of chasing things themselves).  If I was local (which I'm not) I feel like I could get a lot of the little things (that are taking my PM weeks to do) done in days.  Or I could be wrong.  This is why I like to ask the locals.  Right now I'm only hearing my PMs side, but not any other local feedback.

DM sent. Not interested in STR management (I'm already doing that myself) but am curious what local STR/MTR managers there are in the area. I know there are a BUNCH of out-of-state STR/MTR PMs that will manage properties remotely and I'm definitely not looking for anyone non-local.

Another vote for LTR!  As stated previously, my PM is already on this path (and just taking FOREVER ugh).  1 week to fill out and snail mail the city rental application, another week and they say they're waiting on the city to schedule the inspection.  Maybe it takes a month for all of this to get resolved? I have no idea since I'm not local.  BUT if I was local you bet I'd fill out a rental application, hand deliver it to the appropriate office, and then ask to schedule an inspection in 1 day.  I have no idea what I'm paying this PM to do sometimes.  OK rant done.
