Not sure where to start. Should I be looking for motivated sellers or trying to get aporoved for a loan(hard money) for fix and flip. Do I start with wholesaling?

Hi, 

I'm Keaira, Baltimore, MD. I'm brand new to real estate investing. Im so excited to do my first deal soon. I'm interested in fix and flip and wholesaling.  I found out about Bigger Pockets from a high school friend who is a real estate agent.  Thank you friend!
