Hi everyone! Name's Keane and I've been in the Wholesale game for a few months now with enough success to want to pursue this career path further and absorb any scraps of knowledge I can.

I've recently encountered something of a hiccup I hope someone here will be able to give me some insight on. For the past two months I've been delving heavily into pre-foreclosures, and earlier today I had came across a solid property with an estimated ballpark of 25K in repairs, workable equity and a generous ARV.

I reached out the owner, and he's highly motivated...but he was also served his Notice of Foreclosure Sale the literal hour before I called. The auction is set to schedule within 30 days, so I just want to know if I'm still able to work with the owner directly, or am I at the mercy of the public sale?
