This is coming from someone that knows very little about applied real estate journeys, only from what I have read in books/ being a psychology major...my suggestion is you know how much work you have put into your home. Go with the offer you feel fairly represents the amount of energy and time you spent putting work into your home. Then go from there in your negotiations. Best of luck this seems like a good dilema to be in!
I have a couple of questions... how does one decide which type of rentals will work best for them? Is there like an assessment that says 'based on your interests and skills these types of rentals would be the best fit for you'? Or do investors try a few and see what they are good at? Also....I know in order to be an investor I will need a real estate licensing. So my question is 1Do I need to have a real estate license to be a landlord? Also I live in Baltimore, is there a place where I can get my license through online or night classes? Would love feed back from anyone and I really appreciate this community! Best Keenan

Tom Kuhen Thanks for the advice I have been listening to the bp podcasts and been loving it. I have been reading different books that the end of the podcast guests have suggested I was more looking for actionable things I could do and you all have given me that! Ned Carey thanks for the advice Laura Tokgozoglu ditto for both ^^ You have all been amazingly helpful I love the encouragement and support from not only the other newbies but experienced bp members you are all amazing

My name is Keenan Gladd-Brown. I'm a blank slate. I am starting my life 1st week of August in Baltimore Maryland. I just graduated from St. Olaf College with a BA in Psychology but I want to go into business. I am 22 years old and just need advice on where to start actually learning about real estate investment. My ultimate goal is to own 10 properties by the time I'm 35 and be able to sell 5 to pay off the other five. I don't need to be a millionaire I just don't want to be in the rat race the rest of my life. I understand I have some growing to do such as managing my own finances but I'm just looking for someone who won't charge an arm and a leg for long term advice.
