I have a significant amount of private money backing me. I just want to make sure that I’m making the right move. I have a couple other pieces of land but this is one of the bigger pieces. Ik this will take some planning but wanted to know if it made any sense before devoting any real time to it. With these figures you presented, is there a formula of some sort to calculate?

Perfect day folks. I’m in the process of acquiring some land. About 40 acres to be precise but this in flood zone. Is this a complete deal breaker? My plans are to create residential living, sub divisions. It’s actually in a good location where I can can create and add value to the area but I’m wondering if it is a way to buy this and not have to spend too much money on making the ground level enough to not flood or should I leave this deal alone. And suggestions, tips, tricks. Any feedback is appreciated.
