i think what people are now begging to consider more than COVID is if their city is susceptible to arson, looting, riots and a movement to disband the police.  

Could you imagine yourself staying in such a place? I can't.

I always email my tenants in December, telling them it is a Blessing to have them living there and telling them to take $20 off their January rent as a Christmas present. It keeps the peace and doesn't make things so bad when I am firm on late fees and pet violations. My tenants are all adult professionals, and so I think that goes a long way with that group (as opposed to college students who would probably take issue with me saying "Blessing").

I once asked myself the same question. I watched some videos on youtube about the topic, which helped me make up my mind.  Some people specialize in this and do a great job keeping things in check. 

I don't have the budget to take on the risk.

I seriously doubt this is temporary. This is in line with what has been going on in my area of Texas, although more accelerated right now. Residents and some business in cities that are run by a particular political party are fleeing to areas run by a different political party. For the past 2 years my applicants for rentals have been very heavily Californians. I would imagine my next round of vacancies will show applicants from California, NYC, Chicago and other cities being looted and set on fire. Add cities that "disband the police" to the mix as well and my area will be hotter.  

Please don't respond to my post if you feel the need to defend the politics in certain areas. My personal experiences drive my decisions, and drive who I will be voting for in November.

for the past 15 years, every time one of my houses becomes vacant I have ATTEMPTED to save money and rent it myself.  I can honestly say, THIS NEVER WORKS FOR ME and I call my realtor after a week. I never get the quality traffic and hits that my realtor does literally within days. She weeds out all the silly questions and under-qualified candidates. She earns every penny of her commission (one month's rent).

...a little more info...  I believe they wanted a matching nice stained fence on all sides of their property and took it upon themselves to have it done without anyone's consent (they are surrounded by rental properties and the previous fences on all sides were not stained).  The strange thing is that come to find out, this is the same owner that I reached out to 6 years ago to have the fence replaced after it was falling apart... and so we had an established communication channel and worked together in the past to split the cost. Not sure why they didn't reach out to me ahead of time this time. Anyways, I've told them that I would pay for repairs in the future on this new fence, but I am not paying for this new fence which was completely unnecessary.

yes! all have paid on time! i know one relied on Trump's stimulus check... so thank goodness for that, and has since been called back to their job. Things are looking good and I am thrilled.

Anyone dealt with this? I had this fence replaced with the previous owner 6 years ago and there was nothing wrong with the fence as of this year. My tenants came home one day and all of a sudden there was a new fence where the old one had been (on the property line on one side). This neighbor replaced their entire fence on all sides without asking any of the neighboring owners and is now reaching out to property owners on each side asking for money. What are your thoughts on this? The previous fence didn't even need small repairs. This is not budgeted for this property and I am livid that they never reached out to the tenants to contact me. If they had asked ahead of time I would have said no... as there was nothing wrong with the original. Thoughts?  If they sue in small claims, I am willing to fight. I told them I would pay for repairs in the future on this fence, but I would not have agreed to a new fence.
