@Shane Hedeen... thnx. My first deal was a SFH. The 2nd is a duplex. Sticking with multi-family going forward. Both of these properties are located in the Indianapolis, IN market.

Slowly working towards the 3rd and 4th now actually... Onward and upward!

@Drew MacDermott... As far as pulling the trigger, just annoyed with analyzing really. Came across an opportunity and decided to take a chance really. 

Creative financing consisted of utilizing my 401k. Paying myself back over 24 months. Win/win for me.
